NORTH YORK, ON — July 22, 2026 — Sunray Group today officially broke ground on the comprehensive redevelopment and repositioning of Toronto Fortune Centre, located at 95 and 105 Moatfield Drive. Marked by an official ceremony and VIP leasing event, the initiative will transform the dual-building office campus into a dynamic commercial hub integrating modern office space, a full-service hotel, and enhanced lifestyle amenities.
Spanning 6.56 acres, the campus features a total building area of 413,268 square feet—165,315 square feet at 95 Moatfield Drive and 247,953 square feet at 105 Moatfield Drive—supported by 1,254 parking spaces. A cornerstone of the project is the adaptive reuse of 95 Moatfield Drive into a premium hotel, designed to accommodate growing regional business travel while seamlessly complementing the campus’s existing office tenancies. Comprehensive upgrades will also include façade modernization, sleek lobby and common-area renovations, elevated landscaping, and optimized site traffic flow.
“Toronto Fortune Centre reflects our deep confidence in North York and the Don Valley East corridor,” said Rattan “Ray” Gupta, Founder and Chairman of Sunray Group and a 2023 Ontario Hospitality Hall of Fame inductee. “We are building a modern, transit-oriented hub where enterprises scale, professionals convene, and visitors lodge.”
Federal, provincial, and municipal leaders attended the event to highlight the project’s economic momentum. Key remarks were delivered by the Hon. Maggie Chi, MP and Parliamentary Secretary to the Minister of Health; Dr. Adil Shamji, MPP for Don Valley East; and Jon Burnside, Toronto City Councillor for Ward 16 (Don Valley East). Speakers emphasized the development’s capacity to generate skilled construction jobs, attract international investment, and strengthen Toronto’s commercial tax base.
Dr. Shenshu Zhang, Principal of TAES Architects Inc. and Lead Architect on the project, presented the design and technical vision for the adaptive reuse, alongside representatives from Conterra Restoration Ltd., the project’s general contractor. Strategically situated near Highway 401 and the Don Valley Parkway, the revitalized asset is tailored to attract corporate headquarters, professional services, healthcare providers, and educational institutions.
Construction is currently underway, with commercial leasing actively in progress.
